Abstract : The focus of this study is to aknowlidge the human factors affecting urban growth in Jeddah city. This is through detecting the phases on urban development of Jeddah city since it was inside the fence and after its demolition, with application of number of concept and theoretical models which explain the growth different cities in order to determine the extent of their validity in the explanation of the current urban growth in Jeddah city. As the urban growth (area used for construction) depends upon a number of economic, demographic and services factors; this study aims to determine these parameters done through using chain data of these parameters, which are expected to be effective within the period from 1400 to 1425 AH. . This study used data from reports issued by the Ministry of Municipal and Rural Affairs, the Ministry of Planning,the real estate development fount, the expectations of the population increase, satellite imagery and remote sensing data. In analyzing the data different approaches and numerous statistical and cartographic techniques were employed: the historical approach, the use of descriptive and analvtical quantitive methods. In order to present the data visually, several graphs, figures and computer maps were drawn. The most important results of this study; we revealed that the values and indicators are proportional with the hypotheses of the study. We revealed that the independent parameters which participate by a high degree of confidence in determining the urban growth of Jeddah city are the following: construction licenses, standard house number, mean income of the individual, and loans from the real estate development fund. The study has proved, provided that the other parameters are stable, that the growth of Jeddah city is governed by the number of construction licenses by about 95%, while this effect is a little bit reduced to about 93% for both the standard house number and the mean income of the individual. The number of loans affects the urban growth by 70 %. All the independent parameters participate and interact with each other to give their positive effects on the urban growth by strong positive link reached (0.90) on incorporeal level (0.5). Only 10% are controlled by other parameters.
